Hines has been honored to provide irrigation design for the Lincoln Common luxury apartments. This design features planting areas throughout a mixture of refurbished and new buildings, consisting of plazas, streetscapes, and numerous amenity decks. Other than a few small patches of grass at street-level, plantings throughout plaza and terraces/amenity decks have created a welcomed green space among dense urban development, just a few blocks west of Lincoln Park.

 

What we accomplished:

 

1.

Efficient irrigation (mix of drip & micro-sprays) captured small planting pockets across entire development.

 

2.

Multiple controllers brought together on a central platform with remote access for each.

 

3.

Extensive coordination with MEP team to ensure water connections and backflows for all green spaces on numerous different levels of the buildings.

For over 25 years, Hines Engineers have provided planning, engineering, design, irrigation water analysis, & water management services for this 1,000-acre advanced technology campus. Sporting a 10,000 GPM pumping station, over 400 feet of site elevation change, & a 36-hole golf course, Hines Engineers have been integral in the design of each element of this extensive non-potable irrigation system serving common area landscape and tenant properties.


 

What we accomplished:

 

1. 

Provided a 3% accuracy rate in estimating site water use over the past 25 years!

In addition to design, Hines Engineers have assisted in infrastructure review, replacement, reserve study development, & asset value determination.

Control system management, commissioning, & programming assistance by Hines Engineers has provided years of efficient water management.

Primarily a flood protection project, our mission was to enhance plantings along the Don River (during establishment) and the more heavily programmed park grounds at higher elevations.

 
 

What we accomplished:

 

1.

Water savings of over 25% was achieved versus traditional means, without being a LEED project.

 

2.

Pulling water from Lake Ontario, we devised a system to temporarily irrigate 46 acres of riverbank to get native plantings established- with an anticipated need of two years.

 

3.

Provided irrigation on high- use turf areas and efficient nozzles for planted areas throughout,. Established a cloud-based controller system with weather-programming that allows monitoring and management of of the system remotely.


Cloud Gate Plaza Planters

Cloud Gate, also known as “The Bean,” is one of Chicago’s most iconic landmarks, anchoring Millennium Park and reflecting the city’s renowned skyline and lush green surroundings. Hines was honored to partner with Site Design Group for the Irrigation System Design and implementation of WaterFirst principles into the newly renovated planters around the plaza.

 
 

What we accomplished:

 

1.

Hines utilized WaterFirst irrigation design to upgrade the landscape surrounding the sculpture.

 

2.

Led the construction and installation of advanced smart irrigation systems.

 

3.

Integrated drip irrigation and water-saving technologies to reduce water use while maintaining healthy, vibrant plant life.
